Privacy Policy — Rent Cap Check browser extension
1. Who we are
This extension is published by Voixa, operator of the website voixa.es (referred to below as “we”, “us” or “the publisher”). Our full identification as a service provider — registered name, address and tax identification number — is set out in the Legal Notice, in accordance with Article 10 of Spanish Law 34/2002 (LSSI-CE).
Questions about this policy, or about how the extension works, can be sent to privacy@voixa.es.
2. What this policy covers
This policy describes the extension only. Your use of the voixa.es website is governed by the website’s own privacy policy and cookie policy. The two are deliberately kept apart, because the extension and the website handle information very differently: the website is an ordinary web service, while the extension never sends us anything at all.
3. Summary
The extension collects no personal data. It makes no network requests of any kind. There is no server behind it, no account, no login, no analytics and no tracking. Everything it does happens locally, inside your browser, on your own device. We therefore receive no information about you, about the listings you view, or about your use of the extension.
4. What the extension does with page content
When you open a rental listing on one of the four supported websites, the extension reads the visible text of that page and compares it against a fixed, built-in list of wording patterns. The purpose is to determine whether the advertisement states the three items that Catalan Decree-Law 1/2025 requires: the rent under the last contract in force in the previous five years, whether the landlord is a large holder, and the reference price index value for the home.
That comparison runs entirely within your browser. The page text is held in memory only while the page is open. It is never transmitted, uploaded, logged, stored on a server, sold, or shared with us or with any third party.
If you choose to use the “Copy complaint” function, the resulting text is placed on your device’s clipboard. It is not sent anywhere. What you subsequently do with that text is entirely your decision.
5. What is stored on your device
The extension writes one item to your browser’s local extension storage: the result of the most recent check, so that the toolbar popup can display it. That record consists of:
- the address of the page that was checked;
- the verdict (compliant, non-compliant, or a flagged issue);
- the names of any required disclosures found to be missing;
- the time of the check.
This record is overwritten each time a new listing is checked. It never leaves your device, it is not accessible to us, and it is deleted when you remove the extension. You can also clear it at any time through your browser’s extension settings.
This storage is strictly necessary for the function you have asked the extension to perform, and is not used for analytics, profiling, or advertising.
6. What we do not collect
To state it exhaustively, the extension does not collect, receive, or process:
- personally identifying information — name, email address, postal address, or identity documents;
- authentication information — passwords, credentials, or security tokens;
- your browsing history, or any data from websites other than the four listed in section 7;
- location data;
- financial or payment information;
- health information;
- analytics, telemetry, crash reports, device fingerprints, or advertising identifiers.
Because we receive no data, we do not sell it, rent it, transfer it to third parties, use it for any purpose unrelated to the extension’s single function, or use it to determine creditworthiness or for lending purposes.
7. Permissions and why each is needed
| Permission | Purpose |
|---|---|
| Access to idealista.com, fotocasa.es, habitaclia.com, pisos.com | The extension can only check a listing on a page it is permitted to read. These four are the Spanish rental portals where the listings appear. No other website is requested, and page content is never transmitted. |
storage | To keep the single most recent verdict so the toolbar popup can display it, as described in section 5. Local to your device only. |
The extension requests no other permissions.
8. No remote code
All of the extension’s logic is contained within the package installed on your device. The extension does not download, load, or execute code from any remote source, and it does not communicate with any server operated by us or by anyone else.
9. Legal basis and data protection law
Because the extension does not transmit any information to us, we do not act as a data controller or a data processor in respect of anything it does. There is accordingly no processing of personal data by us to which a legal basis under Article 6 of the General Data Protection Regulation (Regulation (EU) 2016/679) would attach.
The single item stored locally on your device, described in section 5, is strictly necessary to provide the functionality you have expressly requested by installing and using the extension. Under Spanish law implementing the ePrivacy Directive (Article 22.2 of Law 34/2002, LSSI-CE), storage of this kind does not require prior consent.
10. Your rights
The rights of access, rectification, erasure, restriction, portability and objection under the GDPR apply to personal data held by a controller. As explained above, we hold none in connection with this extension, so there is nothing for us to disclose, correct, or delete on request.
The one record that exists is on your own device and entirely under your control: you can delete it at any time by clearing the extension’s storage or by uninstalling the extension.
If you nevertheless wish to exercise a right, or you believe your data has been handled improperly, write to us at privacy@voixa.es. You also have the right to lodge a complaint with the Spanish Data Protection Agency (Agencia Española de Protección de Datos, www.aepd.es) or with the supervisory authority of your country of residence.
11. Third parties
We use no third-party services, libraries, or trackers within the extension.
Please note, separately from this policy, that if you installed the extension from the Chrome Web Store, Google independently collects information relating to installation and use of items distributed through its store, under its own terms and privacy policy. That collection is carried out by Google as an independent controller. We do not receive individualised data from it, and we have no control over it. The same applies to the equivalent stores operated by Microsoft and Mozilla should the extension be distributed there.
12. Children
The extension is an informational tool intended for people renting a home. It is not directed at children and we do not knowingly handle any information relating to them.
13. Changes to this policy
If a future version of the extension ever changes what information is handled, this policy will be updated before that version is released, and the change will be described in the release notes published with it. The date at the top of this page always reflects the version in force.
14. About the extension itself
Rent Cap Check reads what an advertisement says. It cannot verify that a figure stated in an advertisement is true, and a missing disclosure is a strong indication rather than a finding of fact. The extension provides general information about Catalan housing rules and is not legal advice, nor a substitute for advice from a qualified lawyer. Nothing in this policy or in the extension creates a lawyer-client relationship.
